    If it’s soft and paper like it could be fungal infection if it stayed wet, they do like high humidity but not wet leaves. How is the soil, does it dry out or stay wet between watering

      I have the soil fully dry out during watering and the leave where its brown its mushy kind of watery

    Ai says overwatered, but you say drys out between watering. So Possibly because it’s Lack of chlorophyll on the white leaf part, it takes to much water in to that leaf , If the plant takes in too much water, the cells in these weaker sections can swell and burst more easily, leading to the brown, mushy, and waterlogged appearance. So try cutting back on the amount of water you give on each watering
