I’m not positive as I’m fairly new to plants but I’m thinking you’re under watering it, it could also be a soil issue OR a combination of the two. Hopefully someone with more expertise can help you out!!

It could be that you’re humidity isn’t high enough in the space you have it. I do believe you are watering properly but I would recommend checking the roots by smell and sight to make sure that it doesn’t have root rot. Hope this can possibly help you

This is a common, almost normal occurrence. Silica additive will probably help. But the white areas are more susceptible to damage unless conditions are perfect. No direct sunlight, try a fertilizer high in nitrogen, use filtered or distilled water, add humidity. Your watering routine is probably good. Sorry but there is no definitive answer because it could be many things but I gave you some ideas to check out. Most highly variegated plants have this issue.

I second the silica. I no longer get any browning on the white sections of my variegated plants since I started using it. I now use it in most of my tropical plants because I know how much it helps build them up.

Definitely check roots and add humidity. I do not believe you are underwatering or overwatering.

It probably needs more light if only the white parts are browning. This happened to mine at the beginning of last fall and stopped when I moved it to a brighter spot. Variegated plants need more light because the white parts can’t photosynthesize
