Does anyone know what’s wrong with my ficus tineke (rubber plant)? I started noticing these orange /rusty /brown spots about a year ago but it was very mild with only a few leaves with it so I thought it was normal. Now it’s a lot worse. The new leaves / growth at the top look normal (last picture) but the rest have these spots. I also noticed some crispy dark brown spots so I was thinking maybe it was getting too much sun - but I think the orange spots are something different. Any ideas? Thank you in advance for your help!

    Just curious, do you spray your leaves with anything ever?

      I mist them with water and I spray them with neem oil once and a while

    It's some type of fungal disease. I would treat it with a fungicide but the leaves that are already Brown will likely not clear up.

      I say that like I know for sure even though I don't but it does look like a fungal issue to me.
