I just got this plant off a local take one/ leave one table. It had a sign on it that said the spots were from the sun but I'm not sure about that. Almost looks like some kind of rot to me since the stems are black. However the roots looked OK other than being root bound. Any ideas?

      Scratch that I believe it’s a fungus

      Thanks. I thought it might be. I wiped down the leaves with alcohol and kept it away from the other plants.
