Trying to figure out why my plant is getting these brown spots and one of the leaves ripped down the center. Soil is damp but not too wet and get plenty of sun light

    Could be overwatering or a pest issue

      The app said the same but I feel like I don’t water it enough since, the root ball will be dry and hydrophobic I’ve missed few previously scheduled waterings. And I’ve check the soil and under leaf’s and haven’t found any pest either.

    It could be a fungus. Spray the roots with hydrogen proxide and see if it goes away..
