“Use the processed of elimination to determine which problem is yours. Hard water or softened water can have excess minerals, like salt, that can cause brown leaf tips and edges. Give it a good flush/drench with distilled water, then Switch to filtered, distilled or rainwater. too much fertilizer also adds excess minerals to the soil. If you fertilize, do it only when the plant is actively growing and dilute it to half or ¼ strength. Allowing the soil to dry to the point that the plant wilts will cause brown leaf tips/edges. Try to water just before the leaves start to wilt. Keeping the soil constantly wet will cause dark brown tips that spreads to the entire leaf. Allow the soil to dry almost to the wilt point before watering. Dry indoor air can also contribute to the broblem. Giving it a spa day 3 or 4 times a week (put in bathroom when you shower). Or near a humidifier. You can trim off the brown tips and edges. This will make the plant look more attractive and you can determine just what's going on. Good luck! Also. If none of these work, pull it out of the pot, rinse ALL the soil from the roots and sit it in a vase with just enough water to cover the roots. That should definitely solve the problem.”

How are the roots? Does it need to be repotted? Check for root bound.

Looks like it could be root rot 🤔 Try disinfecting the roots with some hydrogen peroxide before trying one of the methods others have mentioned, re: switching to water.
