Looks like root rot. Check the roots. Remove any rot. Disinfect with hydrogen peroxide. Overwatering causes rot. The pot and soil needs good drainage. Ensure there is lots of perlite and adequate drain holes. The bottom of the soil should not sit in standing water.

1 likeHydrogen Peroxide (3% solution) is an antiseptic and disinfectant. It can kill bacteria on the rotting roots. Buy a bottle of hydrogen peroxide at the drug or grocery store. Carefully cut off ALL the mushy smelly roots. Rinse off all the soil with water since it will have rot and possibly bacteria. Rinse the roots in the peroxide. Plant in fresh soil.
