    Looks like a rubber plant! Maybe too much watering? My rubber plant doesn’t like being watered too often.

    Hello! This looks like a variegated rubber plant. Are the brown bits crispy or mushy? If mushy, too much water, if crisp, not enough. Also I would double check the light needs

    To basically foolproof watering, I switched my Burgundy to a soil-less aroid mix, which helped it perk up a ton. I also started filtering my water and adding 2-3 drops of Stress Coat (for fish) per gallon of water. That has all eradicated crispy tips from all of my plants 😊 sometimes the crispness can be a build up of salts & minerals from your tap water, which the plant doesn't want, so it'll send that water as far away as possible, which is why tips & edges get crispy. Looking at the pics a second time though, b/c it's towards the base of the leaves, I do think the plant may be sitting in soil that is too damp/not breathing well enough.
