My guess would be root rot since it’s at the tips of the leaves, are you talking about the slightly brown spots on the leaves as well? That could be sunburn if it’s getting too much direct sun

This area doesn’t get any direct sun ,, for the root rot should I just trim off dead roots and repot w new soil , move it to leca and hope or ?

Okay that’s good, yes you want to take it out of the old soil and cut off any squishy or bad smelling roots, you’ll know you’re into good roots when you make a cut and it’s white inside and not brown or black. Then id dip them into hydrogen perioxide and let the ends callous overnight. Then repot it into new soil of your choice, yeah maybe leca or semi hydro, sometimes root rot can be saved or it can’t be, I tried with my pothos and failed but succeeded with my string of pearls.
