Hi! Been struggling with this rubber plant for a while now.. when I first got it it was beautiful, had a few white specs but nothing happened and then all of a sudden leaves started being covered.. tried to remove these spider mites + whatever else they are with some diluted vinegar and soap spray but nothing is really working! If anyone has experience of this problem I’d appreciate some advice. Thanks! 🥰

Ugh. This may not be the most favored solution, but it may need a hard reset. I would remove ALL the damaged leaves, nix the vinegar - it looks like it’s scorched the leaves. Get Captain Jacks Dead bug brew. Take the skeleton of a plant - the top one may even just be a stick once you take all the damaged leaves off - and shower it down with the spray nozzle of a kitchen sink or shower head to knock off any remaining spider mites. Let it air dry for a couple hours, Then spray the whole thing with Captain Jacks. And perhaps spray again in a couple days. Wipe down the whole surface area the plant is on, and make sure to spray the whole pot and underside as well to get the ones hanging out on the pot itself. I had spider mites on my pony tail palm and the shower followed by spraying worked after the 3rd time, but in your case - with fewer places for the buggers to hide, it may not need that many times. Also try to avoid soaking the soil with water if possible when rinsing it since it won’t have many/any leaves to draw up the moisture for a while.
