    How much humidity does this plant get? The air around it could be too dry. I have my rubber plant on a pebble tray

    That looks like pest damage. Any fine spider webbing at the base of any leaves? Check the bottom of the damaged leaves, any tiny black spots? Or fuzzy white ones? Anything that doesn’t look like leaf?
