Not a monstera or zebra. Looks like a dieffenbachia. I believe is how you spell it. They aren’t same thing.

It’s some type of Calathea, but not sure if the specific variety. Mine have this problem when the humidity is too low.

It had really soft velvety leaves. Do you think maybe it’s the hard water? Maybe it needs filtered watered?

It could be! I use plain tap water for mine and haven’t had problems but a lot of people do (I think I just got lucky that my water has very little lime). Try switching to either distilled water or filtered water that has some aquarium conditioner added to get rid of the remaining minerals in the water and see how it goes.

I use filtered water from the fridge or like the gallon jugs from Walmart. Our city water most of my plants did not like. Fridge water I fill the watering can the night before so it’s not cold.
0 Me gustaMy Calathea has the same problem and I think it’s because of too much like in the water. We have really hard water. Try repotting with fresh soil and only watering with filtered water. Those leaves will not get better but you’ll be able to tell with the new leaves if it’s working.

0 Me gustaWhile I agree with all the comments above regarding the plants ID and recommendations about water - I think I see some webbing in the picture when I zoom in. Have you ruled out pests like spider mites?
