first thing- definitely take out the fallen leaves. you can propagate them or you can just throw them away. how often does she water it? what kind of water does she use? how much sun is it getting?

It’s in her office, so she puts it out in a window every day. The fallen leaves were put in there for propagating, but I’ll make sure the others are taken out. Not exactly sure how often she waters it, but my guess is when it was being watered is that it wasn’t enough at a time because she was trying to not overwater it. I’m pretty sure it’s just water from the sink, I have other plants of these and they’re fine

yes, drench the plant pretty much but make sure you drain the excess water and use distilled water. sink water might have chlorine in it unless its well water. the propagating leaves have different watering and sun needs than the actual plant. I’d recommend using a plate or water tray with a little soil on top. hope that helps!

hi there, some of this advice is a little misleading. succulent leaves that are propagating don’t have different needs than the main plant, in fact the drought they experience living with the mama plant will help them grow stronger, healthier, more drought-resistant roots. also, chlorine in tap water is unlikely to harm succulents unless it’s at a level that’s harmful to humans as well (very rare to find in tap water). i’ve typed a more detailed explanation below.

I’m sorry! thats just what I’ve heard! I’ve researched that when propagating succulent leaves, when they start rooting they should be misted once a day. that might be wrong but so far my leaves have been dying from under watering so I’ve been spraying them once a day. I’m taking horticulture (plus most people on this app have told me) and I’m told to only use distilled water on plants and my research says the same. I bet you’re right but I’m just going by what I’m told!

no worries, just figured i’d offer some more information. distilled water is incredibly resource intensive to produce as well as wasteful (all those plastic jugs), i find it heartbreaking that people recommend it so much when our planet is dying from pollution and plastic overuse. collecting rainwater or filtering and treating your tap water with an aquarium water conditioner is a much more eco-conscious approach for sensitive plants. it’s incredibly wasteful to use distilled water for plants in general, but especially for those that don’t need specialized care.

the plant appears pretty healthy. i would remove all the dead leaves and add a thin layer of worm castings on top of the soil for fertilizer when it’s time to water again, the worm castings will mix with the soil as you water and in future waterings will continue to release nutrients. they’re perfect for plants that don’t need a lot of nitrogen like succulents.  
also, there’s nothing wrong with using tap water, even chlorinated tap water, for most succulents— they come from an environment where if they’re picky about water quality, they die, so even water with high chlorine/fluoride levels and lots of minerals is highly unlikely to bother them. if you’re concerned about your chlorine levels, i recommend filtering tap water and treating it with aquarium water conditioner to dissolve the chlorine/chloramines in the water

regarding the watering— potted succulents benefit from a soak/dry cycle, where once the soil is completely dry, or even days/weeks after depending on the plant, the entire pot is fully saturated. the plant should go from feeling light as a feather (like an empty pot) to considerably more hefty if it’s been watered properly.
