Looks like all of it is dying. Of thirst. Water more frequently. You may lose some foliage, but the stems can perform photosynthesis so keeping good soil conditions will bring it back.

The soil looks dry and is that a type of vent or heater? But that’s a thirsty plant. Should be watered every 7-10 days when the top gets dry

^^ I was going to say the same thing. If that’s a heater or vent behind it that may be really hard on the plant
