Pretty sure this is over watering. It could be heading into a fungal infection. I'd clip off the leaf with black spots. Make sure you sanitize your shears

Thank you! I see the white stains on the back of every leaf and it does not come off with water. What do you suggest?

Treat them with a fungicide
