From my understanding listening to nursery plant content creators, on the edges of the leaf is a humidity issue. If you’re cleaning the leaves with isopropyl alcohol, hydrogen peroxide, or neem oil, without rinsing it off, you’re burning the leaves with those chemicals. That’s all the knowledge I can share knowing I have made the same mistakes and am working to change for the future.

I see spots in the middle of the leaf (not just coming from the edge) with yellow rings. That suggests a fungal issue, probably fusarium. Make sure affected leaves don't touch any healthy leaves. With sterilized pruners, cut off the worst affected leaves (or sections of leaves. At minimum remove the visible spots plus at least a 1 inch margin around them), and treat the healthy ones with a preventative fungicide (like neem oil or hydrogen peroxide.) Fusarium is sometimes caused by overwatering, so try not to overwater and keep an eye out for signs of root rot
