Are you letting it dry out all the way in between watering? Have you looked at it (through a magnifying glass if necessary) for pests? That’s where I’d start

These are pretty hard plants to keep thriving. I was under watering mine so I started to bottom water. The brown mushy leaves may indicate some disease. Try repotting to start fresh.
