Oh no :(  
Could be over/underwatering, root rot, sun damage, or pests. Without more details, I can’t say for certain. I’d suggest checking the whole plant and soil for any bugs, then gently extract the plant from the pot to check the roots. Also, when you water, be sure that the top few inches of soil are dry to avoid overwatering. A moisture meter might be helpful. Hope this helps somewhat :)

I agree with the comment above. Check for pests. I saved one of Thea from the grocery store and it had thrips. Keep your eyes out for pests and keep it isolated if you think it’s not due to overwatering. I’ve been using Bonide to treat mine.

It had yellowing like this. I cut the leaf off.

Ok thanks y’all! I will try this for sure, I know the plant has fungus gnats if that helps..:
