Hi everyone! This is my friends plant in her apartment! She has it currently placed in front of south facing windows. She’s not sure what’s wrong with it. Any suggestions?

It’s very common for the white of a Ficus Tineke to brown as there is no chlorophyll in that part of the leaf. The first pic, that leaf appears a bit disfigured but hard to tell. Is that a newer leaf, growing from the top?

I’ve killed two of these already. Third times a charm. As a ficus, make sure it’s not placed next to a drafty window or doorway. They do not do well with changes in temperature..
